ROOF and Stair case

The main stair case in the villa is specially designed like a chimney to ventilate the heat that rises through the louver window above. The double roof helps to protect against direct heat from the sun and the breeze can blow through in between to keep the house cool. All condensing units for air condition and spare water tank for emergency feed down system are hidden between these 2 roofs.

Beaches to take your breath away, warm sea, restaurants and entertainment. Surrounded by 5 stars resorts and multi millions sea view villas DISTANCE BY WALKING 700 meters to the main road; you will find 7-11 (minimart 24 hours), pharmacy, laundry shop, local restaurants and market (2 days a week). You can also find local taxi/ Tuk Tuk from there (come from time to time).

DISTANCE BY CAR or motorbike

• 5 minutes (1.5 to 2 km) to Surin beach, Bangtao beach, Supermarkets (Tesco Lotus & Villa Market), Clinics, shops, restaurants and beach clubs
• 5 to10 mins (5 to 7 km) to Laguna Resorts and Banyan Tree golf course

• HOUSE MAID The maid’s working hours are from 9 am to 5 pm. Her daily jobs are; watering plants, clean the floor, making beds, clean the bathrooms. In case you eat or cook in the villa and request the maid to clean the kitchen and wash the dishes, please leave her some tips as a reward, Baht 100-200 (USD 3 to 6) depend on the work.
• BED LINENS ; Change every seven (7) days or per stay. If you want to change before schedule, the laundry cost will be charged Baht 200 (USD 6) per one set.
• TOWELS are provided in all bedrooms, one set per person, one XL size for the pool, size L, M, S for the bathrooms. The towels will be change every 3 days to help preserving the environment. House Rules & Agreement

1. The RENTER agrees to pay the MANAGER for any damages to the premises and property, including, but not limited to, furnishings, plants and household items, which occur as a result of the RENTER’S occupancy.

The damages claim and/or the fine for breach of agreement will be deducted from security deposit or paid by cash follow details/ charges written in this agreement and/or as per receipts and/or evidences.

2. If the RENTER violates any of the conditions of this agreement, or limitations outlined, the MANAGER may terminate this agreement and enter the premises by force or statutory proceedings, in which case any monies paid by the RENTER will be forfeited by the RENTER as liquidated damages.

3. The MANAGER shall not be responsible for any accident or injuries occurring to the RENTER, or guests of the RENTER, on this property or premises.

4. We are not responsible for damages to the RENTER’S personal property resulting from lightning, rain, flood, or other natural disasters. 5. We are not responsible for loss, theft or damage to personal properties inside or outside the safe boxes. 6. Strict rules (a) Smoking is allowed only at the garage and pool terrace with living area doors close, don’t let smell come inside. Ashtray and cigarette ashes must be outside the villa only. (b) Shooting fireworks, firearms or set fire ie; Bar BQ in/outside the villa is prohibited. ** Breach of strict rules, the fine of Baht 10,000 will be charged because these acts will cause problems for the check-in of next customers. 7. NO LOUD PARTY: There’s a strict rule in the compound, if you want to open TV or music loud please close doors and windows especially on the side facing neighbors’ house. 8. No pets are allowed. 9. If the RENTER bring other guests to stay at the villa more than the total of 5 persons or what agreed prior booking, the RENTER agrees to pay Baht 2,000 per person per night. 10. If the RENTER wishes to invite friends for dinner at the villa (not stay-in), we allow maximum total of 8 persons and only within 6 hours. The cleaning fee will be charged as agreed case by case. 11. Key of the villa must be returned to the MANAGER. Loss of key, the charge is Baht500. 12. Bed linens are changed every 7 days or per stay, Towels are changed every 3 days, changing before schedule occur laundry charge. 13. We give free electric 110 units per day, extra charge Baht 9 per unit. 14. The RENTER agrees to leave the property AS IT WAS FOUND, ie; – All electric, lights, bathrooms and kitchen appliances/systems are in good condition. – Decorative items, paintings, sofas, mattresses, cushions, bed linens, towels are not broken, no scratch or torn or lacerated – All mirror, glass panels / partitions are not broken, no crack.

If there are anything broken, the RENTER agree to pay follow the receipts to fix or replace. ________________
